We searched the area for years to find this home and have worked our tails off to prepare it to give you the best experience possible. We ask that you only inquire about renting if you are going to love and care for the home during your stay. If you are looking to throw a party, trash a rental, or take items that aren't yours (you can tell that we've read horror stories!!) then this isn't the place for you. However, if you are the type that takes care of others' property as if it were your own then you will love this home and its fabulous location!
Occupancy: Occupancy is limited to 4 adults. The responsible renter must be 25 years old or older.
Children: While children related to the leaseholder may be guests, this rental is not recommended for children under 12 years of age. The Premises is not set up with child safety locks, outlet covers, corner guards, child safety lock door handles, or any other child safety feature.
Animals and Pets: Up to 2 well-groomed, well-trained, well-behaved dogs may be considered for vetted renters through the Highlands Falls Community with an additional $19 per night fee. The property must be left as though a dog was never there. Please only bring potty-trained dogs, keep dogs off of furniture, wipe paws before entering the home, clean up any shedding, and pick up anything that might take place across the exterior property. We love sweet pups, but we also love this home that we've worked tirelessly to create for ourselves and guests to enjoy. *Dogs must be approved in writing prior to check-in. Dogs on site that were not approved in writing prior to check-in will result in immediate eviction and a $450 fine in addition to any additional cleaning fees incurred.
Cars: There is a two car maximum in the driveway. The garage is not provided as part of the rental, unless you are renting for 14+ nights.
Television: We offer a Smart TV that is set up and ready for you to stream your favorite shows on your own account. We do offer live TV through our own YouTubeTV account (not to be confused with plain 'ole YouTube). Otherwise, bring your passwords and enjoy your favorites!
Exterior Security Cameras: Security features such as exterior cameras and equipment are in place to protect guests and the property itself. Once you complete check in the cameras are not monitored. However, they do record to ensure that house rules are followed...occupancy limits, no events, etc. Trust me when I tell you that we do not have time to watch these cameras 24/7. We work for a living. :) But just so you know, tampering with any security features will result in your immediate departure from the home with no refund. If folks are doing the right thing then they won't need to tamper with cameras, right?
Events: Events, such as weddings, parties, or other social functions involving attendance by persons exceeding the occupancy limits of the property, are not permitted. The neighbors don't like it, and honestly, neither would you, right?
Smoking: Do we really have to say this?? No smoking or vaping of any kind. Like, nowhere on the property is this okay. Not even outside our house. Eww!!!!
Payment: Full payment is due 30 days prior to your arrival. A 10% non-refundable deposit is also due upon booking our home should you be renting for 14-nights or longer. Your contract and deposit (if applicable) are needed to confirm your stay.
Security Deposit: A security deposit of $1500 is required with your reservation. As long as the home is left as you found it then there will be no charges, so all should be good!
Changes and Cancellations for Reservations of Less than 14 Nights: Changes and cancellations can be made up to 30-days prior to your stay. A change is treated as a cancellation. Your existing reservation is canceled and a new reservation is created with your change request outside of 30-days of your stay. However, once you are within 30-days of your stay, we are unable to offer refunds for changes or cancellations.
Stays of 14 Nights or Longer: We welcome mid-term rentals in our home. It is also important to understand our "Changes and Cancellations" policy for stays longer than 14 nights (see below).
Changes and Cancellations for Reservations of 14 Nights or Longer: Should you arrange to rent for 14-nights or more, a non-refundable deposit of 10% of your total rental amount is required to make your reservation. As you can imagine, holding your multi-week reservation is a major commitment on our end. Full payment is due 30-days prior to your arrival. Once we are within 30-days of your planned arrival, we are unable to offer refunds for changes or cancellations.
Here's how you defend against life happening... Purchase travel insurance. We HIGHLY recommend travel insurance! Several companies offer "cancel for any reason" insurance. That's your best safeguard, for sure! Learn more here: Travel Insurance Explained
Here are a few of the options available for travel insurance (there are more, so be sure to research it):
Checking In and Out: Check in is at 4:00 pm and check out is at 10:00 am. To check in, simply go to the front door and enter your code after 4:00 on the check-in day. As for check out, we'll assume you've checked out by 10:00am on your departure day. If you haven't, we'll have to have you pay the fee listed in the contract for the cleaning crew's time waiting on their opportunity to clean.
Before you leave, you'll be asked to strip the sheets off the beds and leave all sheets in front of the washing machine. You will also be asked to start a load of towels and washcloths, as well as place all dishes in the dishwasher and start it before you leave the property. Trash should be bagged, tied, and placed in the outdoor garbage bin if you’ve rented from May 1-October 31. If you are renting from November 1-April 30, you will need to take all trash to Buck Creek Convenience Center.
Taking Things That Aren't Yours: We hope that your parents taught you better than to take things that aren't yours. If they didn't and you choose to steal anything that we've worked hard to place in this house, Macon County Sheriff's Office will be called in to help with the pressing of charges for theft. We don't want to go down that path, so let's just leave other people's things alone, It's crazy that we have to say that, but apparently, it can be a real issue. Lawd Help! Shame on some folks!
Highlands Falls County Club Amenities: Speaking of taking things that aren't yours, the amenities in Highlands Falls Country Club (golf, tennis, pickleball, croquet, pool, walking paths, etc.) are for private club members only. That means that unless you are already a member of the Country Club then amenities are a no-go. Don't worry, we aren't Club members either, so if you're in our boat, we feel ya!! We look, but don't touch, too!! The facilities are pretty, for sure! That's what makes being behind these gates so special.
Bears: Highlands is home to black bears. They are beautiful and majestic animals to be admired from afar. When in Highlands, you should be "Bear Wise." You can read more information here: Highlands BearWise
